Came across another good site like this so thought id post the link as im sure some of the members on this site might like it if you aint came across it already

I am currently very busy and in the middle of clearing my house out as I have an insane mould infestation. It is rank!. Have a surveyor from my landlord coming Tuesday as I want compensation for all of my stuff I am having to throw away, I have never seen anything quite like it like it.

I'm also in the same boat with a rogue landlord. I haven't had a gas safety certificate since 2018 and had leaks etc which have been ignored. How do you go about claiming against my landlord? There seems to be no clear guidance about

 

{Ed032's Note - Gas leaks are extremely serious, Peteprice. You need to get the landlord to repair it and a new gas certificate is required by law (the LE legal version, I am not familiar enough to suggest a Sovereign option for this) every 12 months. It is a criminal offence not to have this doen and you landlord can be fined £6000 or face a prison term. If someone was injured, or worse, killed it would be gross negligence and manslaughter.

If you landlord still refuses I would contact you local council, or alternatively you could offer to get the work done yourself and then deduct the cost from your next rent bill.

To make a claim you would have need to suffer and injury or have damage although you could go down the mental distress route from fear of something happening but you would need proof/evidence to do all this.

I have just taken videos and photos of everything and told my landlord (I am in social housing) that I don't see why I should have to pay the cost of what I have had to throw away. They have made notes and said that the surveyor needs to get eyes on the situation and take it from there. End of the day this is not my fault, I have lost belongings due to their property so they owe me. I will try to get at least a month or two rent for free. If they refuse I will persuade them by stating I will seek legal advice and speak to my local council as I have evidence to back up my claim. To be fair my landlord has been pretty good fixing fences and repairs to the property so I expect them to compensate me in some way. I will have to wait until Tuesday when the surveyor comes to inspect the property.

Yes, the mould is horrific and on first discovery if wafted straight in my face. Hopefully it is not like the spores from Alien: Covenant ?

Thanks for the advice sm hopefully you have some luck with it being social housing. I have contacted my council so hopefully my issues can be resolved. I think due to working away my landlord doesn't seem to care as I'm not regularly there. Anyhow please update on your situation wishing you the best of luck

 

{Ed032's Note - Glad the advice helped. It doesn't matter if you are at your home or not, you pay the bills and your landlord need to get his head out of his butt. Hopefully things will be sorted for you very soon.

Situation here is bad, mate. It is bloody everywhere! having to use a mould and mildew solution so the whole place reeks of bleach. Should have it clean by end of tomorrow hopefully. I am going to add my time to the bill as well as items binned plus the fact of all the stress it has caused especially as I am sign off work due to stress amongst other things. But is was a nice sunny day today so that cheered me up. ?

{Ed032's Note - No, not in this quantity and I discovered the whole underneath of my bed(wooden) was completely covered in it too. Could be a factor in part of why I do not sleep well, although there is a definite other cause for that.

Also just read my first post. I have water leaks not gas although my boiler hasn't been serviced it is a brand new one but still not right but I don't want you to think I'm a complete Muppet sat here with gas leaking out like my first post implied ?

 

{Ed032's Note - Good to know it isn't gas leaks, Peteprice. I imagined you going round with a box of matches trying to locate where it was coming from ?

Water leaks are bad but less terminal and still something your landlord needs to get sorted asap if it has damaged any of your things you have a claim oppotunity then.

I have some problems with water as I have a wetroom here but apart from a tiny square where the plughole is, all the floors slope towards the door. Clearly installed by a genius!
